hi, I've been called to look at a faulty water heater, turn the tap on and the water heater works, turn the tap off and in 20 > 30 seconds there's a click and then it stops working for awhile kind regards, Dave

Difficult without seeing / hearing it, however I think you could have a sticking micro switch keeping one of the elements energised when you switch off and what you are hearing is the safety device cutting in as the heater over heats internally
